We've delivered thousands of high-quality affordable homes over the past decade, working with some of the country's biggest housing associations and a long list of local authorities to meet urgent housing need.

Our affordable work spans social rent, affordable rent, shared ownership and intermediate rent - from one-off developments to large estate regeneration - built to a standard that gives residents homes to be proud of.

A genuine partner for councils

Local authorities return to us because we work as a true partner from day one.

We're helping Leeds City Council ease housing pressure with 82 affordable homes at Hough Top on a former school site; we delivered 100 homes for Rugby Borough Council at Navigation Way, now fully occupied from the council's waiting list; and we've created council homes for Hounslow at Frank Towell Court (102 homes) and at Tintern, Sonnet and Hamlet houses in Brentford (96 homes), part of the borough's pledge to build 1,000 new council homes.

Unlocking the funding that makes homes possible

Many affordable schemes only happen because the funding is found and structured well - and that's a core part of what we offer.

Our Development team helps councils secure and combine grant funding, from Homes England's Affordable Homes Programme to the Brownfield Housing Fund (which contributed £1.64m at Hough Top) and the Get Building Fund. It's the difference between an ambition and homes that people can actually move into.

Net zero homes that tackle fuel poverty

For social housing especially, low running costs change lives. We build fabric-first, fossil-fuel-free homes - high insulation and airtightness, air source heat pumps, integrated solar - that cut bills and carbon together.

At Kingshurst in Solihull we delivered 25 net zero (regulated) social rented homes specifically to reduce the risk of residents experiencing fuel poverty, using timber frames that also lower embodied carbon.

We also built some of Wales first Passivhaus homes, in Caerphilly.

More than homes: building community infrastructure

Our affordable schemes frequently deliver much more than housing. At 300 Harrow Road we created 112 homes for social and intermediate rent for Westminster City Council alongside 1,400m² of community facilities - a community hall, nursery, flexible workspace and a canal-side café - and reconnected the Warwick Estate to the Grand Union Canal.

At Dudley House, 197 affordable homes share a single constrained Paddington site with a new secondary school, a church and retail.
